What do we do?

As a property developer, LLYDA acquires building land and develops attractive, efficient new-build projects, including both apartments and houses. We mainly work with right-of-superficies agreements. In consultation with an architect, we develop the design and coordinate all necessary arrangements with utility companies, municipalities, public authorities and neighbouring properties. We sell directly or in cooperation with a local estate agent. We support both investors and future residents in personalising the layout and interior.

After a careful selection process, we appoint all the parties required to deliver the building. LLYTANA acts as coordinating contractor throughout the entire process. In addition to supervising the works, our site managers also carry out small general contracting and cleaning works.

We always operate under the Belgian Breyne Act and with ten-year liability insurance to protect our clients. Up to the wind- and watertight stage, we are supported by an architect, engineer, safety coordinator and the specialist inspection body Socotec.

Whenever a contractor or client has a question, we personally visit the site to find a workable and affordable solution for all parties. We also remain available after handover.

Through LLYDA Syndicus, we can also take care of the ongoing management of buildings, both as property manager for co-owners and as rental manager. Our technical construction expertise is applied here as well. LLYTANA is regularly appointed to supervise renovation and repair works in the various buildings.
