Committed management, from handover to daily use

LLYDA SYNDICUS currently manages more than 125 apartment buildings in the Ghent–Brussels–Antwerp region and continues to grow. In almost all cases, we are appointed to manage projects developed within the group, so our involvement does not end when the building is handed over.

A relationship that starts during construction

We believe future residents should know in advance who will manage their building. That relationship therefore begins while the project is still under construction.

We also manage buildings that were not developed by LLYDA. Courts regularly appoint us to support co-owners’ associations dealing with mismanagement, internal disputes or the defence of their interests against third parties.

Our technical knowledge

For our own projects, LLYDA SYNDICUS knows the building, its design and the construction and installation works first-hand. For other buildings, our technical expertise and close cooperation with specialist partners provide the same practical advantage.

Strong service starts with the right expertise. Each colleague focuses on a specific field, so every question reaches the person best equipped to handle it, while one accessible team retains oversight of the complete file.

Clear fees, no surprises

We deliberately use a transparent all-inclusive formula. The usual administrative, coordination and advisory work is included in the monthly fee, without separate charges for every email, meeting or administrative intervention.

Additional fees may only apply to exceptional files, such as complex damage or insurance cases and extensive renovation projects. These are always discussed in advance.

Daniel Taelemans

Licensed co-ownership and property manager

Daniel is a licensed Real Estate Co-ownership Manager and Real Estate Property Manager (BIV no. 203804, Belgium). As head of the company, he personally follows every file and always chairs the general meetings. He is responsible for damage assessments, expert appraisals and the follow-up of major repair or renovation works.

Kelly Taelemans

Trainee co-ownership manager

Kelly is currently completing her traineeship at LLYDA Syndicus (BIV no. 519067, Belgium). She is responsible for human resources, marketing and the start-up of new co-ownership management contracts. She may be appointed Secretary at General Meetings and supports the entire team where needed.

Didier Marquant

Technical file management

Didier is the first point of contact for the technical management of the buildings. In addition to assisting with damage and insurance cases, he follows up renovation works and general ongoing contracts as recorded in the minutes of the General Meetings. He may be appointed Secretary at the General Meetings.

Bart Jacobs

Financial management and accounting

Bart is responsible for the complete financial management. He has final responsibility for the accounts of each co-owners’ association. You can contact him with all your financial questions. He may be appointed Secretary of the General Meetings.

Mireille Galmart

Client and legal support

Mireille is responsible for managing client records, notarial information relating to sales, mandatory certificates and legal assistance. She is the first point of contact for our French-speaking clients and may be appointed Secretary of the General Meetings.
